- Who does the Strata Manager or Managing Agent act for?
The Strata Manager or Managing Agent acts for:

The Owners Corporation (in strata buildings), or

The Board of Directors (in company title buildings)
They do not act for individual tenants.
Tenancy matters such as rent, bond, lease agreements, or disputes must be directed to your landlord or managing real estate agent.

- Who do I contact for maintenance inside my apartment?
If the issue is inside your apartment (e.g. appliances, internal plumbing, fixtures), you must contact:

Your landlord, or
-
Your managing real estate agent
The building manager or strata manager is responsible only for common property.

- How do I report a common property issue?
Common property issues may include:

Lift breakdowns.

Lighting in hallways.
-
External leaks.
-
Security door faults.
-
Garden or shared area maintenance.
These can be reported to the building manager or strata office, depending on your building’s procedures, by emailing support@strataembassy.com.au.

- What is common property?
Common property generally includes:

In company title buildings, the entire building is owned by the company, but certain areas are designated for exclusive occupation. The Board controls building structure and shared areas.

- Do I have to follow the building’s by-laws or house rules?
Yes.
Tenants must comply with:

Registered by-laws (in strata schemes), or

House rules / constitution requirements (in company title buildings)
These may regulate:

Noise.

Pets.

Parking.

Use of common property.

Renovations.
-
Waste disposal.
Failure to comply may result in breach notices being issued to the owner of your apartment.

- Can I renovate or make alterations?
Tenants must not carry out renovations, alterations or installations without:

The landlord’s written consent, and

Any required building approval
In both strata and company title buildings, approval is usually required before works commence.

- Can I keep a pet?
Pet approval depends on:

The building’s by-laws or house rules.

The landlord’s consent.
In strata schemes, pets are generally permitted subject to reasonable conditions.
In company title buildings, rules may be stricter depending on the constitution.Always obtain written approval before bringing a pet into the building.

- Can the building manager, strata manager or owner enter my apartment?
Entry rights vary depending on the building structure and lease agreement.
Generally:

Your landlord may enter in accordance with the Residential Tenancies Act 2010 (NSW).

The building manager or strata manager may require access to inspect or repair common property or services.
Notice requirements apply except in emergencies.

- What happens if I breach the rules?
If building rules are breached:

Meetings are limited to owners or shareholders.

- Who handles tenancy disputes?
Tenancy disputes (rent increases, bond claims, lease termination, etc.) are governed by the Residential Tenancies Act 2010 (NSW) and are typically handled through:

NSW Fair Trading.

The NSW Civil and Administrative Tribunal (NCAT).
The Strata Manager or Company Managing Agent does not resolve tenancy disputes.

- How do I order a spare key, access fob or remote?
All requests for spare keys, security fobs, access cards or garage remotes must be submitted through our online request form.
For security and record-keeping purposes, we do not process key or device requests by phone or general email.
