What does a strata manager do for owners?

We coordinate admin, maintenance, finances, compliance, meetings and dispute resolution so owners don’t need to manage these responsibilities individually.

 

How do I raise a maintenance or repair issue?

You can lodge a request by email or through your building’s repair process. We review the issue, obtain quotes if required, and arrange licensed contractors.

What’s the difference between common property and lot property?

Common property includes shared areas such as hallways, roofs, garages, lifts and gardens. Lot property is everything within your unit’s boundaries.

Do I need approval to renovate my unit?

Most renovations require approval by the owners corporation. Cosmetic changes may be exempt. We guide you on the correct approval pathway.

How often are levies reviewed?

Levies are reviewed annually during the AGM to ensure the administrative and capital works funds remain healthy.

What does my strata levy cover?

Levies cover insurance, maintenance, cleaning, utilities for common areas, admin costs, management fees and contributions to the capital works fund.

How do you select contractors for work?

We source qualified, insured tradespeople and obtain competitive pricing. For larger works, we present multiple quotes for committee approval.

How quickly are repair issues addressed?

Emergency issues are actioned immediately. Non-urgent repairs are organised as soon as suitable quotes and approvals are obtained.

How is the capital works (sinking) fund managed?

We prepare long-term forecasts, ensure adequate contributions, and administer payments only for approved capital upgrades or major repairs.

What insurance is included in strata?

Strata insurance generally covers the building structure and common areas. Owners still need contents insurance for personal belongings.

Can I attend strata meetings?

Yes — all owners can attend meetings, vote, and participate in decision-making.

What happens if an owner falls behind on levies?

We issue reminders, apply interest (as per legislation), and follow the formal recovery process if required.

We approach disputes diplomatically — facilitating discussion, clarifying rules, and helping parties reach fair and practical resolutions.

How can I review financial statements?

We provide transparent financial reporting that owners can access at meetings or via request.
